From your application to your bond refund

Applying for a home
Inspect the home first, then apply online through the link on the listing. You'll need identification, proof of income and the details of your previous rental or a reference if this is your first.
Applying is free. In NSW you can't be charged for a background check or for preparing the lease, and we won't ask you to offer more than the advertised rent.

Your bond, your lease, your keys
When you're approved we'll send the NSW standard residential tenancy agreement to sign, and you'll pay the bond (usually four weeks' rent) and your first rent payment. We lodge the bond with NSW Fair Trading through Rental Bonds Online; you'll receive confirmation from them directly.
Before you move in you'll get the condition report with photos. Check it carefully, add anything we've missed, and return it within seven days. It's what the home is compared against when you leave.

Rent, the simple way
Pay by bank transfer into our trust account using the reference on your lease. It's free, and it's the method we recommend. Pay a little ahead if you can, so a public holiday never makes you late.
If you're going to have trouble paying, call us early. A conversation now is always better than arrears later.

Ending your lease
Give us written notice: at least 14 days if you're ending the lease at the end of the fixed term, or 21 days if the lease has become periodic. If you need to leave during a fixed term, talk to us first so we can explain the break-lease rules.
Before you hand back the keys, return the home to the condition it was in when you moved in, apart from fair wear and tear. Use the condition report as your checklist. We'll inspect, and if everything is in order, we'll agree the bond refund with you the same week.

Report a repair or maintenance
For an urgent repair, such as a burst pipe, a dangerous electrical fault or a broken toilet when it's the only one, call 0403 021 172 straight away, day or night.If anyone is in danger, call 000 first. Questions
Tenants often ask
Can I have a pet?
Ask us. In NSW you apply for permission to keep a pet using a standard form, and the landlord can only refuse on certain grounds. If there's no answer within 21 days, the request is treated as approved.
How often will the home be inspected?
We carry out routine inspections during your tenancy, with at least seven days' written notice. NSW allows no more than four in any 12 months.
Can the rent go up?
Rent can increase at most once in any 12-month period, and you must be given at least 60 days' written notice.
