The suburb

Living in Primbee

Primbee is at the northern end of the Windang Peninsula, the strip of land between Lake Illawarra and the Pacific Ocean, in the City of Wollongong. The lake is on its western side and the long ocean beach on the east, with Windang to the south, and locals sometimes call it the Upper Peninsula. The area was dairy farms in the 1860s and was subdivided and sold in 1919 as "The Lake Suburb".

It is still a small place: a public school that has been here since 1938, a post office, a coffee shop and quiet streets of houses, many on generous blocks. The main road now bypasses the village, which keeps traffic out of the streets. Buyers who want to be on the water have been knocking down older homes on the lakeside blocks and rebuilding.

Living here

Between the lake and the sea

On the lake side, the water is used for kitesurfing, paddleboarding, kayaking and fishing, and the bay off Purry Burry Point has been called Primbee Bay since at least the 1890s. On the ocean side, behind the dunes, is Port Kembla Golf Club, and beyond it Perkins Beach, the longest beach in the Wollongong area. It is unpatrolled here and has strong rips; the patrolled beach is at Windang.

Primbee Public School is on Illowra Crescent. Warrawong Plaza and Port Kembla are just to the north for shopping, and Windang, with its surf club and the lake entrance, is to the south. The nearest trains run on the Port Kembla branch of the South Coast Line, and Wollongong's city centre is about 11 kilometres north.

Selling

Selling in Primbee

Primbee's market splits by position. Homes facing the lake, and the larger blocks that suit a rebuild, are what buyers compete for, and builders look at them too. The age and condition of the house, low ground near the lake that can flood, and noise from the bypass also shape price. We sell around Lake Illawarra from our office south of the lake at Shell Cove.

Renting it out instead? We manage rental homes in Primbee too, where houses in the postcode lease for around $690 a week.
