From the first call to settlement

  1. Appraise

    Monique visits, walks through the home with you, and shows you recent sales and current competition. You get a price range and the reasoning behind it.

  2. Prepare

    We agree the method (private treaty, auction or expressions of interest), the price strategy and the jobs worth doing, and book the photographer.

  3. Launch

    Our buyer list hears first, then the campaign goes live across the portals and social media.

  4. Follow up

    Every buyer is called after every inspection, and you hear what they said, every week, without having to chase us.

  5. Negotiate

    We create competition, read how buyers behave and negotiate with confidence, and we never accept less than you've agreed without asking you.

  6. Settle

    We stay with you and your conveyancer through exchange and settlement, so nothing is missed at the end.

Sellers often ask

How do you work out what my home is worth?

We compare it with homes that have sold nearby in the last few months and those on the market now, then adjust for land, condition, position and buyer demand. You'll see the comparable sales and the reasoning, not just a number.

Should I sell by auction or private treaty?

It depends on the home, the buyers it will attract and the market at the time. Auctions suit homes with broad appeal and strong demand; private treaty suits most others. Monique will recommend one and explain why.

Do I need to renovate before I sell?

Usually not. Repairs, paint, styling and a tidy garden often return more than they cost. A renovation rarely does. We'll tell you which jobs are worth it.

What does it cost to sell?

Commission and marketing are set out in writing in your agency agreement before anything happens. Ask us at the appraisal and we'll give you the full figure, including marketing, so there are no surprises.

How long will it take to sell?

Our median time on market is 28 days. Most campaigns run four to six weeks, then exchange and settlement usually take another six weeks, depending on what you and the buyer agree.
