The suburb

Living in Warilla

Warilla sits on the coast just south of the entrance to Lake Illawarra, with Lake Illawarra suburb and Mount Warrigal to the north and west, and Barrack Heights and Barrack Point to the south. Its beach is the northernmost in the City of Shellharbour. Warilla became a township in 1951, and most of its houses were built in the 1950s and 1960s, many by the NSW Housing Commission, when it drew a large share of migrant workers.

Today the streets are a mix of original post-war houses, renovated homes, public housing and newer houses built on older blocks. Much of the original stock is reaching the end of its life, and the council's Warilla Town Centre Plan identifies sites around Warilla Grove for higher-density housing, so the suburb is slowly changing. Buyers range from first-home buyers and families to builders and investors.

Selling

Selling in Warilla

Warilla prices turn on distance to the beach and the lake, the condition of the original house and the size of the block. Larger, level blocks that can take a new home or a dual occupancy draw builders and investors as well as owner-occupiers, and streets close to the sand carry a premium. We sell in Warilla from our office in Shell Cove.

Renting it out instead? We manage rental homes in Warilla too, where houses in the postcode lease for around $700 a week.
