The suburb
Living in Blackbutt
Blackbutt is a small suburb beside Shellharbour City Centre, with Oak Flats, Barrack Heights and Flinders around it. Its eastern half is Blackbutt Forest Reserve, the largest natural woodland reserve in the Illawarra and the last viable remnant of coastal plain forest in the region. The suburb and the reserve take their name from the blackbutt tree, which dominates the bush.
The residential half was subdivided from the mid-1980s, with building carrying on into the 1990s. It is family homes on suburban blocks and a fair number of villas and townhouses in small strata groups, many on streets named after native animals and birds: Wallaby Street, Bettong Street, Quokka Drive, Albatross Drive. The villas tend to draw downsizers and first-home buyers, the houses families.

Selling
Selling in Blackbutt
In Blackbutt, price depends on what a home backs onto. A house that adjoins the reserve, or looks across it toward the lake, is compared differently from one on a busier road near the shopping centre. Villas and townhouses sell to a different buyer from four-bedroom houses, and strata levies and the state of the complex matter. We sell in Blackbutt from our office in Shell Cove.
“There were a lot of Europeans who built many of those big homes, and they're probably some of the best (quality) homes you'll see built. They're meticulous and they're very well-built.”
Renting it out instead? We manage rental homes in Blackbutt too, where houses in the postcode lease for around $810 a week.
