Living in Calderwood
Calderwood lies north-west of Albion Park in the City of Shellharbour, in the valley between the Illawarra Highway and Marshall Mount Road. Until recently it was farmland, and the former suburb of North Macquarie is now part of it. Almost every home here is new, built since the late 2010s as part of Calderwood Valley, a master-planned community covering around 700 hectares.
Lendlease started the estate under a State concept approval granted in 2010, and Stockland took it over in a deal announced in December 2023. The plan provides for thousands of homes along with schools, parks, sportsgrounds and more than 30 kilometres of walking and cycling trails. Part of the original release area crosses the council boundary into the City of Wollongong, towards Marshall Mount. The streets are mostly new detached family homes.

Living here
A new town in the valley
Calderwood Village opened in December 2025 with a full-line Woolworths; before then, residents drove to Albion Park or Shellharbour for groceries. Calderwood Christian School is in the suburb, and the NSW Government is planning a new public primary school and public preschool on Calderwood Road, aiming to open for the 2028 school year. Albion Park's schools and town centre are close by.
Parks, sportsgrounds and shared paths are laid out between the streets as stages are finished, part of the trail network planned across the valley. The Illawarra Highway runs along the southern side to Albion Park and the M1 Princes Motorway, and the nearest station is Albion Park, in Albion Park Rail, on the South Coast Line.

Selling
Selling in Calderwood
Buyers in Calderwood are usually comparing an established home with a new build on a vacant lot in the same estate, so the condition, inclusions and orientation of the house matter, along with lot size and what is planned nearby. We follow sales and land releases across the valley and price homes from resales in the same stage, not from the developer's list prices.
“They've got a tavern there, there's a shopping centre on the way, and it's a massive growth area with all new housing.”
Renting it out instead? We manage rental homes in Calderwood too, where houses in the postcode lease for around $800 a week.
